The primary focus for the students will be: The student team will assist in the design, development, and preparation for market of Carpe Diem’s online Mortgage and Home Ownership Primer course and the Deposit LoanTM program for home ownership.
The project is a vital first stage of our business start-up and launch. Carpe Diem exists to generate ideal inter-generational urban condo projects with intentional community. In order to ensure that younger homeowners can participate in the same luxurious condo communities where our older demographic (the Boomers) can afford to purchase, we’ve devised a “rent-to-own” program. That (the “Deposit LoanTM” program) is the focus of this project. The program will launch our company with a commercially viable financial product offering that generates both cash flow, and notoriety. This will stimulate our progression into the second phase of our corporate development, which will be buying land and developing Carpe Diem condo communities.
The student team will have a primary area of focus: Designing the free on-line learning tool we will offer to our inbound marketing followers, to educate them in the area of mortgages and home ownership, and to help prepare them for getting into the housing market.
Our goal at the end of this experience is: We will be ready to show funders the planned steps we will take to launch the Deposit LoanTM program and the financial literacy online course, the budgets for our launch and operations, and the team we have identified and/or assembled to execute the plan.
Other duties the students may complete could include:
• Under direction from the employer and its other consultants, design the course, its learning modules, quizzes to confirm comprehension, and a form of recognition for course completion. We estimate needing five modules, each of thirty minutes duration.
• Determine the key questions as to “how to make it fun” and “how to make it accessible, even to people who are not strong in math”;
• Work with the employer (and if necessary, another intern team) to plan the animation and other components to the development of the online learning course; and
• Identify candidates and estimated costs to execute that development plan.
We will plan to communicate with our virtual intern team using these communication tools: We plan to use, in this order of importance and regularity:
• Daily or weekly team video calls
• Group and individual email, as appropriate and efficient
• Riipen messaging wherever possible – ie: for the email channels
• Team document creation, editing, storage, and access – using Riipen, Google Docs, or Microsoft Teams

Carpe Diem is mixed generation housing for progressive thinkers. Everyone belongs and contributes, just by being themselves.
First up, we need the Live to OwnTM program to ensure that young first home buyers can get into home ownership and join our inter-generational urban housing projects. Live to OwnTM is both a financial product for families (the “Bank of Mom and Dad”) helping their kids with their housing, and a marketing service to developers and investors that brings them ideal tenants for rental property. The next and final step in developing the Live to OwnTM program is the online and mobile-friendly Calculator that will instantly show an applicant how they can rent with an attainable option to purchase and a share of rising equity in the home of their choice.
